Strata incident guide

A multi-unit drain backup needs control, information, and coordination.

When sewage or water affects more than one suite, the priority is to reduce active risk and preserve the information needed for the next decision. Do not assume the source or responsibility before the system is assessed.

1. Protect people and property

Keep people away from sewage and water near electrical equipment. Call while the condition is active and identify affected suites, common areas, and safe access points.

2. Coordinate access and authorization

Confirm the site contact, entry requirements, shutdown authority, parking or loading constraints, and the person who can approve urgent work.

3. Keep a useful record

Record the time, affected areas, active condition, shutoff status, photos, previous history, findings, completed work, limitations, and recommended follow-up.

After stabilization

Separate the emergency from the permanent repair decision.

Clearing may restore use without proving the pipe is sound. Camera evidence, recurring-pattern review, access, and shared-system context can determine whether further repair work is warranted.
