Strata & Property Management Services

Plumbing and mechanical services for low- and mid-rise residential buildings, delivered with scope clarity and coordination.

Pure Mechanical Group Ltd. works with strata councils and professional property managers to address plumbing and mechanical issues in low- and mid-rise residential buildings throughout Metro Vancouver. Our services are structured to support coordinated access, clear authorization, and responsible execution within multi-unit environments.

Buildings We Serve

Our strata and property management services are focused on residential buildings where shared systems, multiple stakeholders, and coordinated access require a disciplined approach.

  • Low- and mid-rise condominium buildings
  • Townhouse and multi-unit residential complexes
  • Mixed-use low-rise buildings with residential components
  • Older residential buildings requiring careful coordination and staged work

Our work is task-specific and based on defined scope. We do not position ourselves as a full-building inspection, consulting, or certification provider.

Common Plumbing & Mechanical Work in Strata Buildings

Strata and property-managed buildings commonly require a mix of emergency response and planned plumbing or mechanical work, depending on conditions and timing.

  • Emergency response to active leaks, flooding, or unsafe conditions
  • Investigation of reported issues affecting individual units or common areas
  • Repair or replacement of identified plumbing or mechanical components
  • Planned upgrades or replacements coordinated in advance
  • Follow-up work resulting from prior emergency or maintenance visits

All work is approached within a defined scope and coordinated through the appropriate authorization process.

How We Work With Strata Councils & Property Managers

Our approach is designed to align with strata governance and property management workflows, where scope definition, authorization, and documentation are critical.

  • Issues are assessed based on the reported concern and the authorized scope
  • Observations are limited to visible and accessible components related to the agreed scope at the time of service
  • Findings and recommendations are communicated clearly to the appropriate decision-maker
  • Work proceeds only once scope, timing, and authorization are confirmed
  • Documentation is provided appropriate to the work performed

Scope & Limitations

Our strata and property management services are task-specific and based on defined scope. We do not provide full system inspections, certifications, or assessments of overall building condition, and we do not evaluate remaining service life or predict future failures beyond observed conditions.

Observations and recommendations are limited to visible and accessible components related to the agreed scope at the time of service.

Conditions outside the authorized scope, concealed systems, and future performance are not included unless explicitly agreed to in writing.

Emergency vs Planned Service in Strata Buildings

Strata buildings may require both emergency and planned plumbing or mechanical service, depending on conditions. Emergency service is used to stabilize active leaks, flooding, or unsafe conditions. Planned service is used once conditions are stable and work can be coordinated in advance within a defined scope.

Emergency stabilization may be required before planned work can proceed.
